What are the cancellation policies for weekly (Limited Monthly) booking/extensions?

Due to the update on 4/20, customers who made reservations on or after 4/20:

The full amount will be refunded.

If you contact us at booking.jp@metroresidences.com on the day of check-in, you will receive a full refund even if you cancel on the day of check-in.  Cancellations received after the check-in date will not be eligible for a full refund.

If you cancel on the day of check-in, you will be entitled to one complimentary refund (full refund) only if you are not responsible for the PCR results or flight change.

Please note that we may ask you to submit proof of your PCR result or change of flight reservation, otherwise, the full rent may not be refunded.

 

<Monthly Shinjuku Gyoen /Asyl court Azabujuban apartments>

For cancellation of bookings prior to the move-in date, the rent is not refundable. But check-in cleaning fee (10,000JPY -15,000JPY) and the deposit are refundable.

For a ride and stay plan, no cancellation fee for the transportation even on the same day.

(Refundable Taxi Fee: If less than 2 people Narita 25,000JPY Haneda 12,000JPY.)

1. In the event of any material breaches of this Agreement or any violation of the laws of Japan by the Tenant, the lessor reserves the right to terminate this Agreement with immediate effect.

2 .This is a fixed-term agreement. In case the tenant wants to extend, you must notify us by e-mail to booking.jp@metroresidences.comat least 3 days before the expiration of the period. Only if the room is available at the time, the extension's request will be completed once payment has been done completely. In case the tenant cannot pay the payment by the next  start date, the lessor can refuse the extension's request.

3. Since we are using online booking, even if you ask for an extension, it will be on a first-come-first-served basis.

If there is no inquiry for extension by the move-out date, the move-out date will be made on the date and time according to the contract, and a next customer's reservation will be given priority.


4. In case the tenant informs the lessor your extension until 2 days prior to the move-out date, the tenant may charge the tenant more than 10,000JPY fee as a cleaning cancellation fee.

5. Maximum staying date is less than 30 days, including extension,in case the date exceeds more than 30 days, the tenant has to rebook it from the beginning or change to a monthly contract.
