### Why can't I book the 12-month rate online?12ヶ月プランの料金は、なぜオンラインで予約できないのですか？
Because we hold an apartment for a whole year, we confirm availability and the final number by hand. It takes one message and usually the same day.
1年間お部屋を確保するため、空室状況と最終的な料金はスタッフが個別に確認しています。メッセージを1通送っていただくだけで、たいていその日のうちにお返事します。
### What if I need to leave before 12 months?12ヶ月より前に退去することになったら、どうなりますか？
Just tell us at least 30 days before you want to move out. The 12-month rate is a discount in exchange for the commitment, so the months you actually stayed get re-priced at our standard monthly rate and you pay the difference. That's it — no separate exit fee.
退去予定日の30日前までにご連絡ください。12ヶ月プランは長期のお約束と引き換えの割引価格です。そのため、実際にお住まいだった期間を通常の月額料金で計算し直し、その差額をお支払いいただきます。それ以外の違約金はいただきません。
### Is the rate locked for the whole year?料金は1年間ずっと変わりませんか？
Yes. The monthly rent on your contract is what you pay for all 12 months — no seasonal pricing, no mid-term renewal fee. Prices include consumption tax. Utilities sit outside the rent and depend on how much you use.
はい。ご契約時の月額賃料が12ヶ月間そのまま変わりません。時期による変動も、途中の更新料もありません。表示価格は消費税込みです。光熱費は賃料とは別で、使用量によって変わります。
### What exactly counts as utilities?光熱費には、具体的に何が含まれますか？
Water, electricity and gas. Each apartment has a monthly utility cap — stay under it and there's nothing extra to pay. Go over and we bill only the difference. Wi-Fi is included and doesn't count toward the cap. Most people never reach it; running the aircon around the clock in August is the usual exception.
水道・電気・ガスの3つです。お部屋ごとに月々の上限額が決まっていて、その範囲内なら追加のお支払いはありません。超えた分だけを後ほどご請求します。Wi-Fiは料金に含まれていて、上限には含みません。上限を超える方はほとんどいませんが、8月にエアコンを24時間つけっぱなしにすると超えることがあります。
### Do I need a guarantor or key money?保証人や礼金は必要ですか？
Neither. No guarantor, no key money, no agency fee, no renewal fee. Bring your passport, your visa or entry details, and a payment method. You don't need a Japanese bank account or a residence card to get started. For a 12-month stay we may also ask for employer details or proof of income.
どちらも不要です。保証人も礼金も、仲介手数料も更新料もいただきません。ご用意いただくのは、パスポート、ビザまたは入国情報、お支払い方法の3つです。日本の銀行口座や在留カードがなくてもお申し込みいただけます。12ヶ月のご契約では、勤務先の情報や収入証明をお願いする場合があります。
### Can I extend or move to another apartment later?あとから契約を延長したり、別のお部屋に移ったりできますか？
Both are fine. Let us know about 30 days ahead. Extending keeps you in the same apartment and we'll confirm the rate for the new term. Moving to another MetroResidences apartment is treated as a new booking, and we'll line up the dates so you're never paying for two places at once.
どちらも可能です。30日ほど前にご相談ください。延長の場合は同じお部屋にそのままお住まいいただけます（新しい期間の料金は改めてご案内します）。別のお部屋への住み替えは新規のご予約という扱いになりますが、二重に費用が発生しないよう日程を調整します。
