## Questions before you commit.契約前によくある質問
### Why can't I book the 12-month rate online?12ヶ月プランの料金は、なぜオンラインで予約できないのですか？
Because we hold an apartment for a whole year, we confirm availability and the final number by hand. It takes one message and usually the same day.
1年間お部屋を確保するため、空室状況と最終的な料金はスタッフが個別に確認しています。メッセージを1通送っていただくだけで、たいていその日のうちにお返事します。
### What if I need to leave before 12 months?12ヶ月より前に退去することになったら、どうなりますか？
The 12-month plan is a fixed-term lease, so if you leave early for personal reasons, the remaining rent and fees through the end of the term are payable. However, if you need to leave for unavoidable reasons such as a job transfer, medical treatment, or caring for a family member, you may end the lease with one month's written notice and supporting documents issued in Japan.
12ヶ月プランは定期借家契約のため、自己都合で途中退去される場合は、契約満了日までの残りの賃料等を違約金としてお支払いいただきます。ただし、転勤・療養・ご家族の介護などやむを得ない事情がある場合は、日本国内で発行された証明書類を添えて1ヶ月前までに書面でお申し出いただくことで、解約が可能です。
### Is the rate locked for the whole year?料金は1年間ずっと変わりませんか？
Your rent is set out in your lease agreement and is generally expected to remain the same throughout the fixed lease term.
賃料は賃貸借契約書に記載された金額が適用され、原則として契約期間中は同じ金額となります。
### What exactly counts as utilities?光熱費には、具体的に何が含まれますか？
Your monthly payment includes electricity, gas, and water, and internet is provided free of charge. Each utility has a monthly usage cap shown on our website. Usage above the cap is charged at ¥50/kWh for electricity, ¥250/m³ for gas, and ¥400/m³ for water (tax included), normally settled at move-out, plus a ¥3,300 administration fee when an overage invoice is issued.
月額料金には電気・ガス・水道料金が含まれており、インターネットも無料でご利用いただけます。各光熱費には当社ウェブサイト記載の月間使用上限があり、上限を超えた分は電気1kWhあたり50円、ガス1㎥あたり250円、水道1㎥あたり400円（税込）で、原則として退去時に精算します。精算の際は、別途事務手数料3,300円（税込）がかかります。
### Do I need a guarantor or key money?保証人や礼金は必要ですか？
No guarantor is required. Key money and the security deposit are generally one month's rent each. The deposit is refunded, less the exit cleaning fee and any excess utility charges or damages, generally within 30 days of move-out.
保証人は不要です。礼金・保証金は原則として賃料の１ヶ月分となります。保証金は、退去清掃費や超過した光熱費などを差し引いたうえで、原則として退去後30日以内に返金します。
### Can I extend or move to another apartment later?あとから契約を延長したり、別のお部屋に移ったりできますか？
To extend, please let us know at least 5 business days before your lease ends. Subject to availability, we'll sign a new fixed-term agreementwith with a Renewal Fee ( = half a month's rent), and the terms may differ from your current lease. Moving to a different apartment also requires a new agreement, and moving before your current term ends is subject to the early-termination terms.
延長をご希望の場合は、契約満了日の5営業日前までにお知らせください。空室状況に応じて、新たな定期建物賃貸借契約を締結し、更新手数料として月額賃料の半月分が発生します。なお、新しい契約では、現在の契約と条件が異なる場合があります。
別の物件へお引越しされる場合も、新たな契約の締結が必要です。また、現在の契約期間満了前に退去される場合は、中途解約に関する条件が適用されます。
